This lease leans toward the landlord — the early-termination penalty and automatic renewal are worth negotiating before you sign.

Against youHigh · Termination

Steep early-termination penalty

Half a year's rent is an unusually large exit fee, and "regardless of cause" removes the usual exceptions for job relocation, unsafe conditions, or landlord breach.

Show clause text
The tenant shall pay a penalty equal to 50% of the remaining annual rent upon any early termination, regardless of cause.

Ask for

Negotiate a fixed 1–2 month fee and add carve-outs for relocation and uninhabitable conditions.

Can I get out of this lease early if I get a new job in another city?
As written, no — Clause 4 charges 50% of the remaining annual rent for any early termination "regardless of cause," so a job relocation would not exempt you. I'd push to add a relocation carve-out before signing.

FAQ

Frequently asked questions

Is my data safe?

Yes. Your files are encrypted in transit and at rest, and each account's data is isolated so only you can see your own contracts. Uploaded documents are automatically deleted after 30 days, and your contracts are never used to train AI models. You can also export your data or delete your account at any time from your settings.

Is this legal advice?

No. FixMyContract gives you informational analysis to help you understand a contract — it is not legal advice and not a substitute for a qualified lawyer. For decisions with significant financial or legal consequences, talk to an attorney.

How accurate is it?

The analysis is AI-assisted and built to surface the clauses that most often work against you, each with a plain-English explanation and the exact clause it's based on. Think of it as a strong first read, not a guarantee — we show our reasoning so you can review every finding and judge what matters for your situation.

What file types can I upload?

PDFs, photos (JPG/PNG), Word (DOCX), Excel (XLSX), or pasted text — up to 25 MB. PDFs and photos are read directly; Word and Excel are extracted automatically, so you can analyze almost any contract you already have.

What happens to my files after 30 days?

Uploaded documents are automatically deleted 30 days after upload. You can also delete any contract — or your entire account — at any time from your settings.

What's free, and what's paid?

Free gives you 3 contract analyses every month, with no credit card. Pro ($19/mo), Expert ($49/mo), and Business (from $99/seat) add higher limits, our most advanced analysis engine, more document-chat messages, and downloadable PDF reports — they're launching soon, so you can join the waitlist for early access today.

Why a monthly plan instead of paying per contract?

Because contracts rarely come one at a time. A plan keeps every analysis in your history, lets you ask follow-up questions in document chat, and means the next contract — the renewal, the revision, the new client — gets the same read without a new purchase. And if you genuinely see one contract a year, that's what Free is for.

Know what you're signing.
